Trying to use variables for both URL and display text in an email body hyperlink

Hi,

our admin team need to be able to send bulk emails at short notice, I've coded a couple of them but wanted to set them up so they could enter the subject, body, hyperlink and signature info into cells on the setup tab and have the code reference that to generate the emails. The problem I'm having is with the hyperlink, I'm almost there in that I now have it using the URL and display text from the variables but I end up with a trailing " at the end of the display text when the email is generated. This is the code I'm using:
