Inserting cell outcome into a text string

I have a formula in a cell that returns a % from 0 to 100.

I want to incorporate this cell value into a line of text in another cell so that it reads "Rates with [xx%] commission applied" with [xx%] being picked up from the cell with the formula in it.

Any help much appreciated.
