    Return Price Based on Multiple Criteria

    Okay I'd really appreciate any help with the following:

    I am trying to make a worksheet that returns a value based on selections within a price table:

    Building Size, Type, Review Conditions with each combination having a different fee.

    What I've done so far is create dropdown lists to select the applicable options

    IE:

    Building Size: Less Than 50,000 SF
    Building Type: New Construction
    Review Conditions: Construction Review

    and based on those conditions I need to return a value of $750

    I'm having issues with returning that price based on the matching conditions. There are too many conditions for me to use nested IF's and I am trying out the INDEX & MATCH functions, but am having trouble setting up the database.

    Again Id really appreciate any help you guys can provide

    Okay, well I decided to just simplify it and created a concatenation of each option into a single cell and used a vlookup on that value. This is working out fine EXCEPT for one condition.

    For some reason, when I select the "50,000 ~ 500,000 Sq. Ft. (Per Sq. Ft.)" option, the vlookup returns #N/A. I cannot for the life of me figure out why?? The language is the same, it even happens when I copy the exact contents of the index cell value. The only difference with this option is that the value in the "Price" column are below 1. So I tried the vlookup with "TRUE" condition and it returns a value, but most of the time the incorrect one.

    Any thoughts?

    So apparently I'm not allowed to use the "~" symbol in excel strings?
