    Red face I don't want to count blanks in an array

    I'm struggling a bit with this one. My formula works spot on if there are no blank cells which I do not want to count Below is the formula I am using;

    =SUMPRODUCT(--(Properties!$E$3:$E$350="PHA"),((MONTH(Properties!$DB$3:$DB$350)=MONTH(Months!$A7))*1))

    Column E is fully populated, Column DB contains blanks. Column DB is what I want to count dependent if column E contains "PHA" However, atm, if DB contains a blank cell it's being included.

    Any help would be mucho appreciated.
