How to conditionally format a cell, then remove formatting when cell is no longer blank

I?m having trouble creating some conditional formatting rules in excel.
Each rule below I believe could be done with the same/similar conditional formatting formula, I just can't figure it out.
Any help would be appreciated.

RULE #1
If ?Deal Source? is ?Frazer Portal? or ?Frazer Sale? then highlight ?Frazer Rep? cell in yellow. Once the yellow cell is no longer blank, remove the yellow formatting.


RULE #2
If ?Deal Source? matches any of the following, then highlight the ?Lead Tracking SS Updated? cell in yellow. Once the yellow cell is no longer blank, remove the yellow formatting.

Callin Lead - New
Callin Lead - Upsell
Frazer Portal
Frazer CS

RULE #3
If ?Deal Source? matches any of the following, then highlight the ?Frazer Tracking SS Updated? cell in yellow. Once the yellow cell is no longer blank, remove the yellow formatting.
