Apartment Rent Roll Cash Flow Formula

I have a attached a rent roll for an apartment building. In the workbook I have listed some items to consider. I was trying to calculate this as an array formula but as of now I am stuck and I am shifting through forums and YouTube to solve this formula. If someone could please attempt this I would appreciate it. Thank you Excel Forum contributors!!!

Not from England, however I have a 'Helper Columns' solution. After all this is a spread sheet and helper columns may be hidden for aesthetic purposes.
Added helper columns to show the start and end date of the second lease in columns M and N using the following formulas respectively:

The original cash flow table uses a simple SUM function.
