If function to catch any text within a string

I'm using an IF function to control what comes out on a mail merge (Mailing or Physical Address). Both examples below are located in cell A15. I want the IF statement to be able to differentiate the blank cells just before the word "Out?", where any type of text can precede after the word "Hire Date".



example of a blank mailing address string (therefore the function would default to a different line for the physical address)
│ Hire Date 10/13/2014 Group Wt Per 30 │ Out? │


example of a Mailing Address data string
│ Hire Date 09/14/2015 Group Wt Per 30 │ 1033 LANCASTER DRIVE Out? │
