How do I average a list of days & hours created using NETWORKDAYS ?

HI there - I've got an itch and is caused by this :
I have 3 columns containing a start and end date in cols 1 & 2 i.e. 29/09/2014 15:10 and 30/09/2014 15:15.
In col 3 I use the formula =NETWORKDAYS(B5,C5)-1&" Days "&HOUR(MOD(C5-B5,1))&" Hour "&MINUTE(MOD(C5-B5,1))&" Minutes" to give this result :
1 Days 0 Hour 5 Minutes which is correct
Of course I now want to average the contents of the 3rd column in the format Days, Hours, Minutes.
Would it be best to count the number of HOURS & MINUTES then convert that to Days, Hours, Minutes, or can the existing formula be formatted to give the average and format corretly ?

so what I want to do is AVERAGE this column here ^^^^^^^^^^
